Who Are the Seniors Real Estate SpecialistsŪ?
Seniors Real Estate SpecialistsŪ are REALTORSŪ qualified to meet the special needs and concerns of maturing Americans. A national program since 1998, The Senior Advantage Real Estate CouncilŪ (SARECŪ) offers a specific designation, SRESŪ, to identify those members who have successfully completed its education program along with other prerequisites.
By earning the SRESŪ designation, your REALTORŪ has demonstrated necessary knowledge and expertise to counsel senior clients through major financial and lifestyle transitions involved in relocating, refinancing, selling the family home, and managing capital gains. Your REALTORŪ has received special training, gets regular updates, and is prepared to offer the options and information needed in making life changing decisions.

Proposition 60 and 90
As a California resident, you will want to learn about Proposition 60. It prevents reassessment when a senior citizen (55+) sells his/her residence and purchases a replacement residence worth the same amount or less within the same county. In other words, with certain eligibility requirements met, you can take your low property taxes with you when you move. This is a one-time only benefit.
Several counties have passed Proposition 90. If your original home is in Santa Clara County, and you want to relocate to another county keeping your existing property taxes, contact that county for Proposition 90 eligibility. Counties participating currently in Proposition 90:
Alameda, Los Angeles, Orange, San Diego, San Mateo, Santa Clara,
and Ventura.
The replacement property must be purchased or newly constructed within two years (before or after) of the sale of the original property.
